According to Bangkok’s building regulation, there are five main building types varied by building size & height. For this land plot, the architect studied schematic design using the first small three building types. Each scheme has a certain combination of height limit, building area limit, and solid wall setback from its property line
From the surrounding issue, the architect prefers to keep the solid wall on the South side to keep privacy for the residence. The rests of elevations are set three meter back from the property line to be able to put openings on these sides of the building. Finally we selected the second scheme to develop, due to its maximum buildable area and home-like feeling.
Separating these two vertical circulations provides more advantage to the design. The main staircase circling around the lift in the middle of the house helps shorten the horizontal circulation, “less waste space”. The fire staircase in the rear is properly utilized as maid circulation to kitchen on the 2nd floor and maid room on the mezzanine floor.
The opening wall’s setback is three meters away from the property line, while the solid wall requires only one meter setback. Thus we tried out expanding selected masses to trade off some voids with more superior building mass and larger interior spaces. These three trials created different perspectives both inside out and outside in.

The architect synchronized green concepts into the house design in this step. The idea included (1) vertical garden, (2) small pocket gardens, and (3) green partition between the house and neighbors. We selected the second for the properly dignified mass and easy-maintenance green concept.
